Straight answers before you book
How much does a Melbourne renovation cost?
It depends on structure, wet areas, joinery, services and whether permits are required — a kitchen is a different conversation to a rear extension or a whole-home. We will not invent a number from a photo. In the consult we set a budget direction and design to it. We do not win work by underquoting and clawing it back on site.
Can we live in the home while you renovate?
Often, yes — many kitchens and bathrooms can be staged so the rest of the house keeps working. Whole-home work, structural openings and stacked wet areas may need you to give up rooms, or to move out for a stretch. Occupation is planned in the consult, not discovered in week three.
Should we renovate, or knockdown and rebuild?
If the bones, overlays and budget still favour working with what you have, we renovate. If a knockdown rebuild is the cleaner asset decision, we will say so — Balo Homes, our sister company, already designs and builds that path. We would rather send you to the right conversation than force a renovation that will not pay you back.
How long will it take?
A single wet area is a different programme to an extension that needs council, or a whole-home sequenced around you living on site. Joinery and permit lead times usually set the calendar more than demolition does. We lock dates after design, not on the first phone call.
Do you manage all the trades?
Yes. We hold the brief and the programme. Licensed trades — plumbing, electrical, waterproofing, joinery and the rest — are sequenced under that brief, so you are not coordinating the job yourself. One point of contact, from consult to handover.
